Moving forward and where applicable on Seller (or Listing) files, Monster Dynamics will be uploading important disclosures to the Multiple Listing Service (MLS) for potential buyers to review. These disclosures include the Plat Map, CC&Rs, and Homeowners Association (HOA) documents, and may include the completed Seller’s Property Condition Disclosure and PR Title Commitment when available.
The Plat Map is a legal document that shows the boundaries of a property and any easements or rights-of-way that may affect the property. The CC&Rs, or Covenants, Conditions, and Restrictions, are the rules and regulations that govern the use and maintenance of a property, as well as any restrictions on the property’s use. The HOA documents include the bylaws, articles of incorporation, and any other documents that govern the operation of the homeowners association.
By making these disclosures readily available to potential buyers, Monster Dynamics is taking a step towards transparency and helping buyers make more informed decisions about their purchase. This is particularly important for buyers of condominiums, townhouses, and other properties that are governed by an HOA.
When a potential Buyer’s Agent views a property on the MLS, they will now be able to easily access these disclosures and review them with their clients before making an offer. This not only helps the buyer make a more informed decision, but it also helps to ensure that there are fewer surprises once an offer is accepted.
